POSITION: Assistant Director of Facilities/Building Operations

DEPARTMENT: Facilities

JOB SUMMARY: Under the general oversight of the Director of Facilities the Assistant Director of Facilities/ Building Operations is responsible for coordinating and managing the operations and maintenance of 82 acres and 569,000 square feet of buildings (314 independent living apartments, health care with both SNF/AL, and community and fitness center), systems, and equipment. The Assistant Director of Facilities/Building Operations leads, develops, and directs staff while implementing organizational and departmental policies and standards of practice that are consistent with the mission and standards of Pennswood Village as well as federal, state, and local requirements. Oversee all aspects of the day-to-day operations and maintenances of buildings and grounds on Pennswood Village campus Manage, prioritize, and schedule the work order assignments of the Maintenance staff. Work with the Director of Facilities to establish preventative maintenance programs for all Building mechanical systems (PMP) and develop work standards, methods, and procedures for efficient operation. Monitor established logs on equipment and modify procedures as needed. Coordinate the PMP up- dates. Maintain buildings in good repair and free of hazards. Maintain all of the necessary records of inspection and provide to the appropriate authorities when required. Manage, maintain and keep up in compliances with all fire/ life safety systems, SNF/AL Department of Health and Department of Public Welfare regulation, Dining services /restaurant regulation, State/country/Township Bldg codes throughout Pennswood Village buildings. Develop and review the operating budgets for the Maintenances Department and monitor all expenditures including utility auditing. Manage and track property and building service contracts as identified in the operating budget. Develop staff through orientation, trade certifications, cross training and management of staff performance. Keep staff up to date on Pennswood Village department policies and procedures. Coordinate work with other departments and outside vendors to meet the needs of residents and staff. Conduct weekly meetings with staff and attend department facilities meeting as scheduled. Responsible for responding to facilities emergency needs 24 hours per day, 7 days per week; participate in the on-call and first responder program to provide this coverage, including weather emergencies. Respect the personal possession and the confidentiality of all information concerning the residents, fellow employees, and the community. Sensitive to the needs of an aging population. Knowledge of Pennswood Village policies and procedures including policies, procedures, and expectations contained in Board approved Compliance Program. Perform other duties as assigned.

QUALIFICATIONS:

1. Bachelor’s degree and/or Facilities Management certification.
2. Minimum of 7-10 years related work experience in facilities or related area.
3. Possession of or in pursuit of acquiring LEED Certification.
4. Experience in reading and interpretation of building plans and specifications and the understanding of related building and physical plant documents.
5. Experience managing a diverse workforce preferred.
6. Excellent interpersonal skills, proven ability to communicate effectively both orally and in writing. Ability to respond to common inquires or complaints from residents and regulatory agencies. Ability to effectively present information to management, public groups, and /or board of directors.
7. Understanding of Energy Management Systems (EMS) and Utility Company rates and auditing.
8. Effective organizational skills. Manage multiple, parallel tasks using formal project planning techniques.
9. Review, assess and manage vendor proposals.
10. Demonstrate effective problem resolution skills.
11. Appropriate computer knowledge and experience using integrated computer systems used in a computer controlled facilities department (EMS, Auto CAD, Microsoft Projects, Word, Excel and, Power Point are preferred.
12. Ability to meet the physical demands of the position, i.e., bend, stand, stoop, climb, and lift 25 to 60 pounds.

POSITION: Fitness Assistant

HOURS: Part Time/day time hours 51-56 hours bi-weekly, includes 2 to 3 Saturday mornings per month.

JOB SUMMARY: Responsible to implement and supervise individual resident’s fitness programs as directed by the Physical Fitness Instructor. Responsible for room-readiness before and after physical fitness sessions. Maintains and insures the personal rights of all patients through knowledge of and advocacy of the Patient’s Bill of Rights. Establish safe and accurate working habits in the delivery of the fitness program. Participate in random and regularly scheduled equipment maintenance regimen. Work in the Physical Therapy Department as needed. Assist residents in the documentation of their individual fitness programs. Maintain attendance logs. Communicate to residents necessary information regarding the fitness program and equipment. Participate in formal and informal educational in-services. Willingness and flexibility to cover for co-workers when needed. Perform other duties as assigned.

QUALIFICATIONS:

1. High School Diploma or equivalent, or in process.
2. Proven ability to communicate effectively.
3. Sincere interest in physical fitness.

POSITION: Housekeeping Assistant 2

DEPARTMENT: Housekeeping
HOURS: Monday - Friday 7 a.m. - 3:30 p.m.

JOB SUMMARY: Responsible for daily scheduled cleaning according to program guidelines, Federal, State and local regulations. Willing to perform routine, repetitive tasks on a continuous basis. Maintains a safe and sanitary environment in assigned areas according to established procedures. Maintains assigned equipment in safe working condition. Responsible for safe and economical use of chemicals, materials and supplies. Follows the guidelines of the Right to Know Act referencing hazardous chemicals. Thoroughly cleans assigned areas which may include but are not limited to: vacuuming, sweeping, trash removal, dusting, cleaning floors, baseboards, walls, windows, and glass, making beds, distributing and collecting linens, spotting carpets. Work in a team relationship with all staff to provide quality services to our residents. Other duties as assigned.

QUALIFICATIONS:

1. High School Diploma or equivalent.
2. Institutional experience preferred, however, if no previous experience, willingness to learn.
3. Ability to perform repetitive tasks.
4. Ability to follow oral or written instructions.
5. Proven ability to interact well with all types of individuals.

POSITION: Dietary Assistant

DEPARTMENT: Dining Services
HOURS: Monday - Friday 11:00 am – 7:30 pm

JOB SUMMARY: Completes cold food preparation, set-up of dining area, assembly of patient/resident trays, and pick-up of food delivery carts in the Health Center. Daily paperwork, menu pick up, preparing tray line tally sheets, and health care production sheets. Provides direct dining service and assists residents in Barclay House Dining Room. Bus and reset the dining room according to established guidelines. Understands the duties during emergencies in medical dining room. Able to work without supervision, maintain professional manner, and participate in patient/resident nutritional care. General sanitation of trayline, service kitchen, and Barclay House Dining Room according to established guidelines. Assists in the training and orientation of new Barclay House Servers. Works in a team relationship with all staff within the Dining Services Department and with the staff of all other departments. POSITION: Utility Coordinator

HOURS: Full-time, 80 hours bi-weekly, 1:30 p.m. – 10:00 p.m. Some weekends and Holidays required.

JOB SUMMARY: In conjunction with the Dining Services Manager, actively participates in the hiring orientation, training, scheduling, disciplining and evaluating of all area personnel. Responsible for opening and/or closing the kitchen / Dining Services area. Oversees and checks staff assignments to ensure the cleanliness, sanitation, and safety standards of the dining services areas. Maintains a flexible schedule to cover opening and/or closing during special functions, vacation and holiday periods. Responsible for closing kitchen floor cleaning duties and detail cleaning according to set standards and guidelines. Maintains a daily log of food service equipment temperatures and opening and closing assignments. .

QUALIFICATIONS:

High school diploma or equivalent.
Minimum three years experience in the Food Service industry with emphasis on sanitation.
Safety and Sanitation Certification.
Demonstrates knowledge of county, state and federal regulations pertaining to Food Service sanitation.
Demonstrates working knowledge of food service equipment and cleaning agents.
Continuing education in the Food Service field.
Effective oral and written communication skills with residents, staff and visitors.

JOB SUMMARY: Under direct supervision, assists in maintaining the food service areas in a clean and sanitary condition at all times. Operates the dish machine, washes pots, mops floors, trash removal, and assists in receiving/storing goods when needed. Follow established procedures as directed to ensure sanitary maintenance of food service area and items used for eating purposes. Operation and cleaning of dish machine area and other areas as directed. Cleaning and sanitizing of dishware, pots/pans and equipment as directed. Removal of trash from all food service areas. JOB SUMMARY: The Registered Nurse is authorized to take any reasonable action necessary to carry out the responsibility delegated to her/him so long as such action does not deviate from established policy and practice as defined by Pennswood Village and the current Pennsylvania Professional Nursing Act in the management of patient care services in the Skilled Nursing Facility and the Personal Care Facility. Responsibilities include applying the nursing process to patients and their families in the Health Center and to residents and their families in their homes to provide for their health care needs; participating in assessing, planning, implementing and evaluating the individual patient plan of care as a part of the interdisciplinary team; planning and managing patient care assignments; providing demonstrations, supervision and evaluation of care given by LPNs, nursing assistants, orderlies, and the orientation of new staff; establishing safe and accurate working habits in the delivery of individual patient care; maintaining and insuring the personal rights of all patients through knowledge of and leadership in advocating the Patient’s Bill of Rights; actively participating in monitoring the medical alert and fire alarm systems; working in a team relationship with all staff to provide quality services to our residents; and other duties as assigned. Must have at least 2 years experience in geriatrics, good assessment skills, and must be able to assume charge nurse responsibilities in 50 bed LTC facility.

QUALIFICATIONS:

1. Graduate of an accredited professional nursing program.
2. Licensed to practice as a Registered Nurse in the Commonwealth of Pennsylvania.
3. General knowledge of Mirosoft Windows based computer system.
4. Advanced knowledge of departmental software, as required.
5. Appropriate computer experience for position.
7. Able to meet the physical demands of the position, i.e., lifting a minimum of 20 lbs, bending, transferring of patients.

Maintains and insures the personal rights of all patients through knowledge and leadership in advocating the Patient’s Bill of Rights. Actively participates in monitoring the medical alert and fire alarm systems. Work in a team relationship with all staff to provide quality services to our residents.
